Three things changed at once. So we built the thing that takes advantage of all three.
For a long time, builder sales operations were stuck with the wrong tools — generic CRMs, lead-gen chatbots that frustrated buyers, and informal agent relationships that fell apart at closing. Three things shifted in 2024 and 2025 that made it possible to do this differently.
The three shifts
The NAR settlement
The 2024 settlement forced buyer-broker commissions out of the MLS and into written agreements before tour. For new construction, that means the old "we'll figure out commission at closing" handshake is now a liability. Builders need a documented, defensible co-op flow. We built one.
AI matured into a real coordinator
The current generation of conversational AI can hold a real qualifying conversation, in any language, with empathy and fair-housing rigor. That wasn't true even 24 months ago. It's true now — and it makes 24/7 sales coverage affordable for every builder, not just the top 10.
Builder margins got tighter
Lumber volatility, labor costs, and rate pressure squeezed builder margins. Every lost lead and every disputed commission shows up directly in the P&L. The cost of inaction got expensive enough that operators are open to changing how they sell.
Three principles we won't compromise on
Builder economics first
Every feature is judged by whether it makes a builder more money or saves a builder real cost. Cosmetic dashboards don't ship.
Compliance is not a feature
It's a foundation. Fair-housing rigor and audit-grade logs are non-negotiable defaults, not premium add-ons.
We earn the renewal
No proprietary data lock-in. Renewal terms are published, not buried. If we stop being worth it, you should leave.
We say what we mean
Our marketing claims match our reality. If something doesn't work yet, we say so. We're playing a long game.

An on-demand bench of specialists
Called in when a build demands their expertise.
Builder Co-Op Network runs lean by design. When a project needs specialized capacity beyond the founder, Donald draws on a network of trusted senior specialists to bring the right skill to the right moment — without the fixed overhead of a full-time department.
- Database engineers for data-model design and integration architecture
- Software developers for backend systems, integrations, and AI pipelines
- Website & landing-page developers for front-end builds and CRO iteration
- Sales-funnel developers for GoHighLevel, automation, and conversion workflows
The result: a founder-led operation with the flexibility of a boutique studio and the technical reach of a much larger team — without passing that overhead on to founding-member builders.
