How It Works

From first inquiry to closed home, on one rail.

We replace the patchwork of chatbots, CRMs, registration forms, and "let me get back to you on that commission question" with a single coordinated flow. Here's what happens, step by step, when a lead enters your network.

The full sequence

Eight steps. Two systems. One outcome.

1

Lead arrives — any channel, any hour

Web form, SMS, voice call, Facebook lead ad, Zillow inquiry, third-party portal. Everything lands in Ava's inbox in real time.

System: Ava

2

Ava responds in under 60 seconds

She greets the buyer, asks the first qualifying question, and acknowledges intent — in the buyer's preferred language and on the channel they used.

System: Ava

3

Qualification & matching

Budget, timeline, financing status, school district, must-haves. Ava cross-references against your live floor-plan inventory and surfaces the best matches.

System: Ava

4

Appointment booked or warm transfer

If the buyer's ready to visit, Ava books on your sales team's calendar. If they want to talk live during business hours, she transfers with full context attached.

System: Ava

5

Agent registers buyer (if represented)

The agent registers the buyer in 60 seconds. Three required documents (Buyer Representation Agreement, Commission Co-Op Agreement, Agent W-9) are checked. Both parties e-sign with timestamp, IP, and device captured. The builder-branded certificate is issued — valid 60 days, with a public verification URL.

System: Co-Op Network

6

Contract & lender / title hand-off

Network lender starts the file. Network title opens the order. Both have build-milestone visibility from day one.

System: Co-Op Network

7

Milestone updates flow to everyone

Slab, framing, drywall, walk-through, closing date set — automatic updates to buyer, agent, lender, and title. No one is chasing the sales office for status.

System: Co-Op Network

Close without surprises

Commission was pre-agreed at registration. Title and lender are coordinated. The buyer has been kept informed throughout. The closing is the easy part.
