Every registered buyer in the network gets one. Builder-branded. Server-stamped. Dual-signed with IP and device fingerprint. Valid 60 days. Verifiable via QR or public URL. Three required documents tracked on the face of the certificate. It does the work of a contract, a registration log, and a referee — in one PDF.

The certificate is generated by the network but presented as the builder's record. Riverstone Homes, not Builder Co-Op Network, sits at the top. Buyers and agents see it as the builder's official document — which it is.
Registrations expire 60 days from issuance unless the buyer goes to contract. That kills “agent registered her three years ago” arguments at the source. Expired registrations can be renewed in 60 seconds.
The certificate locks both base rate (e.g., 3.0%) and any co-op bonus (e.g., $2,500 flat) at the moment of registration. Builders can sweeten specific deals without renegotiating posted rates.
Buyer Representation Agreement, Commission Co-Op Agreement, and Agent W-9 are checkmarked with receipt dates. If a document is missing, the certificate cannot issue — which forces clean paperwork before tour, not after closing.
Both agent and builder representative e-sign. We log timestamp, IP, and device for each. “I never signed that” is meaningfully harder to argue when the record shows iPhone Safari from a specific Atlanta IP at 14:14:23 ET.
Every certificate has a public URL with a QR code on the PDF. The verifier sees current status — Active, Expired, or Revoked — pulled from live network records. The PDF is just a snapshot; the truth is on the platform.
